SPRINKLER INFORMATION

Effective December 3, 2014, New York State passed a new law requiring that the presence of, and maintenance of, residential sprinkler systems be disclosed on all residential leases in New York.

Colonial Building (109 E. State St) – Sprinklers are located at all public means of egress, public stairwells, and public hallways. This property is serviced by a maintained and operative sprinkler system that was last inspected on 2/20/25.

Ivy (111 S. Cayuga St) – Sprinklers are located at all public means of egress, public stairwells, and public hallways. This property is serviced by a maintained and operative sprinkler system that was last inspected on 2/20/25.

Old Cigar Factory (112 E. State St) – Sprinklers are located at all public means of egress, public stairwells, and public hallways. This property is serviced by a maintained and operative sprinkler system that was last inspected on 2/13/25.

Cityview (118 Prospect St) – Sprinklers are located in all public stairwells. This property is serviced by a maintained and operative sprinkler system that was last inspected on 2/12/25.

Whiton Hall (222 S. Aurora St) – Sprinklers are located in all public stairwells. This property is serviced by a maintained and operative sprinkler system that was last inspected on 2/12/25.

Commons Studios (212 E. State St) – Sprinklers are located in all public stairwells. This property is serviced by a maintained and operative sprinkler system that was last inspected on 2/12/25.

Commons West Apartments (107 E. State St) – There are no sprinkler systems at this location.

154 E. State St – There are no sprinkler systems at this location.

156 E. State St – There are no sprinkler systems at this location.

 

CERTIFICATES OF COMPLIANCE

The City of Ithaca requires all rental dwellings to hold a valid Certificate of Compliance. This certificate shall be displayed in the main entryway of each rental building, and accessible for all Tenants to see. These certificates can be verified through the City of Ithaca. As of 9/1/2021, all buildings have a valid certificate of compliance, or are awaiting recertification, and the expiration dates are as follows:

Commons West – 3/8/2027

Colonial Building – 1/21/2028

Ivy – 8/28/2025 (inspection complete, waiting for new certificate)

Old Cigar Building – 12/7/2026 

Cityview – 5/4/2024 (inspection complete, waiting for new certificate)

156 E. State St – 12/6/2026

Commons Studios – 9/18/2027
