What type of commercial lease do you use?
We use a “modified gross lease”, which is in-between a gross lease, and a NNN lease. The tenant pays the Base Rent, the proportionate share of taxes and if not separately metered, a share of the house heat, house water and/or house electric. If the utilities are separately metered, then the tenant is individually responsible for those.
Is parking included?
No, but we do have a variety of separately leased parking spaces, some of which may available depending on location and the time of the year. Talk with your leasing agent for more information.
How can we find what space is available and what the rent is?
Please call 607-273-9462 and ask for the commercial leasing department. We can also make arrangements to show you available spaces at your convenience.
How do I pay my rent?
You may make rent payments by check, money order, ACH or credit card (for ACH/Credit card payments, contact your leasing agent to set up an account. We do not accept cash for any payments. If you have a checking account, you may also set up Bill Pay through your bank website, whereby your bank will send us a monthly check (please be aware it may take up to 10 days for us to receive the check).
What if something needs service in my space?
First, check your lease to see if you or the Landlord is responsible for the issue. For any maintenance issues, call or e-mail our maintenance office: 607-277-0179 or firstname.lastname@example.org.
